2. FIRST LIEN: So long as subsequent taxes and assessments are paid, tax liens have FIRST PRIORITY against real property; tax liens have priority over other encumbrances such as mortgages and/or mechanic’s liens.
3. EASE OF COLLECTIONS: Municipalities are responsible to compute interest and collect the tax lien amounts. The result: Fund only communicates directly with municipal tax collector.
4. LEGAL FRAMEWORK: All rules and procedures regarding the sale, collection, and disposition of Tax Liens are regulated by State law.
